Description

Andretti Indoor Karting & Games (AIKG) is a premiere Family and Corporate Entertainment Center. Each AIKG location features a variety of high speed electric super karts, Andretti Grill, state of the art arcade, ropes course, professional racing simulators, laser tag, boutique bowling, dark ride motion theater, and event space. Samuels & Company is engaged by AIKG to help develop a strategic expansion plan and manage the site selection and acquisition process.

Challenges

AIKG had three operating locations and needed to develop a strategic plan to expand the concept beyond their base markets in the Southeast United States.  Identifying qualified sites was particularly challenging given the availability of land for self-development in many mature metro markets.  AIKG needed to increase brand exposure within the real estate industry, increase the pipeline of site opportunities, and improve upon deal structure to be accomplish its expansion goals.

Samuels & Company provided market qualification, site identification and acquisition, advisory and development services to create and implement a multi-year expansion plan for AIKG including the following:

  • Provide national network of affiliated brokers to identify sites in each target market

  • Introduce AIKG to national and regional developers and land owners

  • Structure and negotiate purchase and build-to-suit transactions

  • Assist with pre-development services

Samuels & Company established a strategic plan to qualify market and site opportunities, created a brokerage network to identify site opportunities, improved industry exposure for the AIKG brand and restructured sale and lease transaction deal terms to be competitive in each market. AIKG has expanded its site search efforts to several new markets, and successfully developed a pipeline of one to two locations per year for the next three years.
